Hello.  My name is Todd McDaniel.  Since 1988 I have called the South Carolina Lowcountry home.  My wife Whitney and  I met here and were married on Fripp Island in 1995.  We have made our home amongst the live oaks, warm waters and people of the South Carolina Lowcountry.   We have raised our two boys Taylor and Hays to appreciate all of the beauty and culture the Lowcountry has to offer.  We love the Lowcountry. This is where our friends and family are.  I try to share my experiences and love for this area every chance I get. Welcome to Beaufort.  My wife and twins--Carson and Liza Raye are relative newcomers to Beaufort as my twins are only 3 years old and my wife had just moved to the area when we met in 2002.  I am a lifelong resident.  No matter how far away my travels take me, I seem to be drawn back to the natural beauty and mystique of the place I have always called home.

 Watching my children already appreciating the long Summer days at the beach and the sunny Fall days in the boat, it makes me remember what I found so enchanting about my youth in a coastal town.  Sharing these type experiences with my family and friends is what has made Beaufort such a special place to live for me as well as my many new friends who have been fortunate enough to find there way here.

It has been carefully prepared to ensure that you feel comfortable and confident as we proceed to reach this important first goal. The correct selling price of a property is the highest price that the market will bear. Locally, we do place ads in the monthly real estate publication Homes & Land and The Real Estate Book, and the Beaufort Gazette.  These are fine publications and we occasionally receive an inquiry from a Beaufort traveler, but frankly, most buyers visiting our Island come from outside the local area.  (The average sale price in our market is over four times the average sale price in the Beaufort market.)  These publications and the typical “national” home buyer referral networks are targeted at primary home buyers.  Island Realty has targeted most of its advertising to national and regional efforts to reach the vacation home/retirement home buyer.

Comparative Market Analysis
The correct selling price of a property is the highest price at which the market will bear.  To assist you in determining the correct asking price, we have provided you with a comprehensive market analysis of comparable properties that have been recently offered for sale in your area neighborhood.

Your “Comparative market Analysis”(CMA) is divided into three categories:

1. Similar properties that have recently sold.
By looking at similar properties recently sold, we can establish the market value for your property. This is how lending institutions determine how much they are willing to lend a buyer for your property.
 

2. Similar properties that are currently listed.
By looking at the properties currently listed, we can see the choices a serious buyer has.
  We can be certain that we are not under or over pricing the property.  Although there were many to choose from, we chose 4 that we believe are most comparable in terms of location, age floor plan, features, and size of home and lot.

3. Similar properties that are currently Under Contract.
By carefully studying the comparable property locations, features, and the terms under which they are offered, you and we can develop a clear picture of the potential market for your property.

While we naturally want top market value for your property, we can agree that there is a point at which the price would be too high.  By looking at properties that did not sell, we can accurately determine what that price point is and be careful not to get too close to it.  By doing our homework diligently, we can get you maximum dollars in a reasonably short period of time.
